Common questions for flat roofing:


How long should a flat roof last:  


A flat roof dependant on the type of membrane or system and the design of the roof will depend on the life span of the roof.  The guarantee of a roof is not necessary the lifespan of the roof and some systems can achieve a life expectancy of 40 years plus.


How do i know what a good designed flat roof is:


A well designed flat roof is usually a simple designed flat roof with good roof falls and minimal protrusions its key to make sure that the rainwater runs away easily and no areas of ponding. (with the exception of upside down roof installations or Sedam  roofs as these are kept moist and sometimes laid with zero falls and is similar to tanking.   


What ideemed ponding:


An area of water which does not drain after 48 hours  after rainfall would be deemed as ponding.  However we would revert that the quicker the rainwater runs off the better.   However dependant on the size of your flat roof would depend on the length of time the rainwater will gradually take to drain away it is common for the bottom of the roof (the lowest part of the roof near the gutter) will stay wet looking  for longer as the rainwater drains slowly from the back. it is also common on high performance felts to have slight dips at the seems as the felt laps will  be raised especially on high end roofing felts.


What causes ponding:


Ponding in a roof can usually be associated with damaged roof decking.  If the roof decking is damaged then it is imperative that it is replaced prior to any roof-system being fitted as fitting a roof system on a roof that holds water would usually invalidate the manufacturers guarantee.  It is also common on roofs that have a parapet wall with scupper-outlets  to eventually dip slightly due to the weight of the water which builds up near the outlets.  This can usually be remedied by using a cut to fall insulation board 


How can i tell if the roof decking isok without stripping the roof:


We can tell the make up of your roof and the condition of the decking without stripping by coil testing the roof prior to install by our surveyor or rep from the chosen system that you have chosen


How much should a flat roof cost: 


Well  the cost of a flat roof per square metre can vary quite widely and is dependant on the type of system that has been chosen for the install.  If the roof decking substrate is being renewed,  if you are insulating the roof at the same time.  It would be difficult to give a square meterage price on say a 7 mtr roof as say a 30 mtre roof and on large projects the meterage rate is usually discounted on larger projects. as a rule of thumb you should be looking at  in between £32.00 and a  £85.00 pounds per metre for the membrane or system inclusive of material and labour and then other factors such as reboarding the substrate or insulating the roof with a metal lined vapour barrier and p.u.r boards also flashings and termination detailing will be additionally charged
